About Realio.ge and these terms

Realio.ge is a property marketplace for Georgia operated by Cod3Labs LLC, a limited liability company registered in New Mexico, USA, with its registered office at 1209 Mountain Road PL NE STE N, Albuquerque, NM 87110, United States. Using the website

Use the site lawfully and give accurate information. Do not impersonate anyone, send spam, upload harmful material, scrape the service in bulk or interfere with its operation or security. You need the legal capacity and authority to make any agreement you enter.

Listings and property information

Photos, descriptions, areas, availability and prices are provided by advertisers and must be confirmed with the owner or advisor. Realio.ge does not verify them and is not a party to any sale, rental or agency agreement. Browsing, saving or enquiring does not reserve a property.

Accounts

You must be at least 18. Keep your sign-in details private; you are responsible for activity under your account. Use contact details you are entitled to share. You can delete your account at any time in your account settings. This removes your listings and personal data as described in the Privacy notice, and any remaining account credit is forfeited. We keep records that the law requires.

Enquiries and viewings

An enquiry or viewing request is delivered to the advertiser of that listing, or to Realio.ge for general enquiries and sample listings. A viewing is confirmed only when the advertiser confirms it. Do not send sensitive documents through enquiry forms.

Publishing a listing

You promise that you own or are authorised to market the property, that the details are accurate and are genuine asking prices, and that you own or may license every photo and text. You confirm this when you upload photos. You grant Realio.ge a licence to display, resize and promote the listing while it is published. Listings must not be misleading, duplicated or discriminatory.

Listings are reviewed before publication and may be rejected. A published listing runs for 30 days and can be renewed. A free account can keep one active listing; paid plans allow more, as shown on the Pricing page. Active means pending review or published.

The price and availability of a published listing change at once; other changes to its content (text, type, location, size, photos) are reviewed before they appear.

Moderation, removal and suspension

We may reject, remove or suspend a listing or account that breaches these terms or the law, or to protect users. When an administrator removes a listing, you receive the reason. A removed listing cannot be reopened. To dispute a removal or suspension, write to legal@realio.ge with the listing code; removal does not by itself entitle you to a refund of a paid promotion.

Agency profiles

An agency plan includes a public agency profile. It is public only while the plan is active, and shows a phone number or email only if you switch that on. We may hide a profile that breaches these terms and will tell you why.

Paid promotions and plans

Prices are in Georgian lari (GEL) and no VAT is added. You pay on a payment page run by our payment provider; we never see your card details. An order counts as paid only when the provider confirms the payment to us.

A promotion starts when payment is confirmed, or when the listing is published if that is later, and runs for the period you chose. A plan lasts 30 days from confirmed payment. Renewing the same plan continues from its end. A different plan replaces the running one once the new order is paid, and the unused whole days of the old plan become account credit. Nothing renews automatically.

Promotions raise visibility; they do not guarantee enquiries, viewings or a sale. Promotions included in your plan are shown as free at checkout and cost nothing.

Account credit

Account credit is a balance in GEL on your account. It is issued for the unused days of an agency plan that is cancelled or replaced, or granted by an administrator, and can pay for plans and promotions. It is not cash: it cannot be paid out, refunded to a card, exchanged or transferred to another account. It expires 12 months after it is issued, the oldest credit being used first. It is forfeited when the account is deleted.

Refunds and cancellation

• Before a promotion or plan has started, you can ask for a full refund.
• After it has started, there is no refund for the time already running. Unused full 7-day or 30-day periods are not refunded; for an agency plan that you cancel or replace, the unused days become account credit instead, as described above.
• If the fault is ours (a listing wrongly rejected after payment, an outage that stops your listing from being displayed for more than 24 hours, or a payment taken twice), you can choose a full refund or a free extension.
• A payment that is confirmed after the order was cancelled is refunded in full.
• Selling or renting the property early does not pause or refund the period.

Refunds are decided by an administrator for the whole order and go back through the payment provider to the method you used. We cannot say when the money will appear, because that depends on your bank or card issuer. You cannot receive both a refund and credit for the same period. To ask, email legal@realio.ge with the order reference; we will review your request.

Other currencies are indicative conversions. Calculators and estimates are not a valuation, credit offer or financial advice. Confirm the final price, fees, taxes and terms with the other party before any transaction.

Privacy and connected services

Intellectual property

The Realio.ge name, design and original content are protected. You may use the site for your own property search; copying or republishing content needs permission. Third-party material stays with its owners. Report infringing content to legal@realio.ge.

Availability and responsibility

The site is provided as it is. We aim to keep it available and correct errors, but cannot promise uninterrupted access or that listings are complete or current. Take independent professional advice and verify documents before any transaction. To the extent the law allows, we are not liable for indirect or consequential loss or for dealings between users, and our total liability to you for a paid service is limited to the amount you paid for it. Nothing in these terms limits rights that cannot be limited by law.

Governing law and disputes

These terms are governed by the laws of the State of New Mexico, USA. The state or federal courts located in Bernalillo County, New Mexico have jurisdiction over any dispute about them or the service.

Changes to these terms

We may update these terms and show the date above. Changes apply from then on and do not change an order already paid or an agreement already made.
